Boiler Installation & Repair for Homes and Businesses in East King County
The boiler is the heart of a hydronic heating system. We install, replace, and repair them, with a licensed boiler operator leading the work.
Boiler work is where plumbing and heating meet
A boiler heats water. The rest of the hydronic system moves that heat through pipes to radiant floors, baseboards, radiators, or fan coils. Working on one well means understanding gas, venting, water chemistry, pumps, and controls together. That overlap is what Noble was built on: our HVAC lead, CJ Ploegman, holds a boiler operator license alongside gas, plumbing, and electrical credentials, and has spent 22 years on residential and commercial mechanical systems.
Hydronics is a specialty, and most HVAC companies refer it out. We don't. We service boilers across the Snoqualmie Valley and the Eastside, from the hydronic systems in older North Bend and downtown Snoqualmie homes to commercial boilers in churches, lodges, multi-family buildings, and restaurants in Issaquah and Bellevue, and we work on every make and model regardless of who installed it.
Boiler services
Boiler Installation
High-efficiency condensing boilers for new construction and conversions, sized to the building's heat loss and matched to the emitters it will feed. Venting, gas, near-boiler piping, controls, and permits handled by one crew.
Boiler Replacement
Swap an aging cast-iron or atmospheric boiler for a condensing unit without tearing out the rest of the system. We reevaluate the piping, pumps, and return water temperatures so the new boiler actually runs in condensing mode.
Boiler Repair
No heat, lockouts and error codes, leaks, pressure problems, short cycling, kettling and banging pipes, failed pumps and zone valves. We find the cause, not just the symptom. All major brands.
Commercial Boiler Service
Planned maintenance, emergency repair, and replacement for commercial, institutional, and multi-family buildings, including tenant improvement work. We'll help you prepare for state boiler inspections.
Which boiler fits your system?
Most replacements come down to two choices, with two more for specific situations.
A combi boiler makes sense when
The home is smaller, with one or two bathrooms
You're replacing a boiler and a water heater at the same time
The mechanical room is tight
Hot water demand is modest and rarely all at once
A condensing boiler with an indirect water heater makes sense when
The home is mid-size or larger, or the system has several zones
You want the most efficient space heating and plenty of hot water for a busy household
There's room for a tank in the mechanical space
It's a commercial or multi-family building
FROM THE FIELD
Commercial boiler replacement in downtown Snoqualmie
The Problem
The boiler in the basement of an older commercial building had been there longer than anyone on staff. It still fired, but it was locking out a few times each winter, the pressure needed topping off every week, and the tenants on one side of the building were always cold while the other side ran hot. The original piping had no isolation valves, so the last time a circulator failed, the whole system had to be drained to replace it, and the building went without heat for two days.
The property manager wasn’t after a quick fix. They wanted a system that would heat the building evenly, that a technician could service without shutting everything down, and that would pass the next inspection without a list of corrections.
What We Did
We replaced the old boiler with a high-efficiency condensing boiler sized to the building’s actual heat loss, which was smaller than the old unit’s rating. The near-boiler piping was rebuilt in pressed copper: a primary/secondary loop, an air separator and expansion tank where they belong, and a new manifold with four zone circulators, each on its own set of isolation valves so any pump can come out in minutes with the rest of the system still running. Supply and return were labeled for the next technician. We brought the gas and venting to current code, set up outdoor reset so the boiler runs cooler water in mild weather, purged the system of air, and ran a combustion analysis to document the numbers. Permit pulled, inspection passed.
The Result
Four heating zones, each holding its own temperature
Any pump serviceable without draining the building
Condensing efficiency in place of a boiler running well below it
Combustion and pressure readings documented for inspection and warranty

How we install a boiler
Sized to the heat loss and the emitters.
Many old boilers were oversized from the start. A right-sized condensing boiler runs longer, quieter, and cheaper, and we size it to what the radiant floors or baseboards can actually deliver.
Near-boiler piping done right.
Primary/secondary piping, air separation, expansion, and isolation valves on every pump and zone. It's the difference between a system you can service in an hour and one you have to drain.
Commissioned and documented.
Combustion analysis, outdoor reset set up, pressure and temperature verified, controls labeled. You get the numbers in writing, which matters for warranties and for commercial inspections.
Signs your boiler needs attention
Call for a repair if you notice
Error Codes or Lockouts
A boiler that keeps shutting itself down is telling you something.
Pressure Keeps Dropping
Water on the floor or constant refilling means a leak somewhere.
No Heat or Lukewarm Zones
The boiler runs, but the floors or radiators never warm up.
Banging or Kettling
Scale on the heat exchanger or air in the lines; neither fixes itself.
Rising Gas Bill
More gas for the same heat means lost efficiency.
Start planning a replacement when
Cast Iron, 20+ Years
Still running, but at a fraction of today's efficiency.
Leaking Heat Exchanger
Yearly Repairs
When the technician knows your boiler by name, it's time.
Soot or a Yellow Flame
Signs of poor combustion that an inspector will flag too.
You're Adding Zones or Radiant
A new system deserves a boiler sized for it.
The one repair that usually costs more than it's worth.
Boiler questions we hear most

-
Cast-iron boilers often run 25 to 30 years. Modern condensing boilers run 15 to 20 with annual service. Age alone isn't the reason to replace; efficiency, reliability, and the condition of the heat exchanger are.
-
A condensing boiler captures heat from its own exhaust that an older boiler sends up the flue, which is how it reaches 90-plus percent efficiency. It needs the right piping and lower return water temperatures to do that, which is why how it's installed matters as much as what's installed.
-
Yes, through an indirect water heater tank or a combi boiler. Both are often cheaper to run than a separate gas water heater, and we'll show you the trade-offs
-
Yes. Planned maintenance, emergency repair, and replacement for commercial and multi-family buildings. Commercial boilers in Washington are subject to periodic state inspection, and we can help you prepare for and pass them.
-
Usually air in the system, a failed circulator, or kettling from scale on the heat exchanger. None of them fix themselves, and kettling in particular shortens a boiler's life. We'll find which one it is.
-
It depends on the size of the building, the type of boiler, and how much of the near-boiler piping needs to change. We quote in writing after a site visit, with options side by side.

Yes. Call or text (425) 200-5642. No-heat calls get priority during heating season, for homes and businesses.
